Job Title: Maintenance Technician

Job Description

We are seeking a diligent and skilled Maintenance Technician / Handyman to ensure timely and efficient resolution of all service requests within our residential complex. This role involves maintaining the upkeep of amenity areas, appliances, and various apparatuses.

Responsibilities

• Complete all service requests within 24 hours unless extraordinary parts or labor are required.
• Maintain the maintenance shop in a clean and orderly manner.
• Ensure all amenity areas are well-maintained.
• Repair appliances and various apparatuses within the premises.
• Communicate effectively with tenants during service calls.
• Utilize various hand tools and test equipment, which may vary in weight from a few ounces to 40 pounds.
• Service air-conditioners using a 30-pound can of refrigerant.
• Hand-carry and use a 70-pound refrigerant recovery unit.
• Hand-carry and install air-conditioning compressors weighing from 40 to 120 pounds.
• Hand-carry and install air-conditioning condenser units weighing 100 to 250 pounds.
• Hand-carry and install furnace/forced air units weighing up to 90 pounds.
• Hand-carry and install hot water heaters weighing between 70 and 90 pounds.
• Hand-carry and install commode/closet combinations weighing 40 to 50 pounds.

Essential Skills

• Proficiency in using hand tools.
• Basic plumbing, electrical, HVAC, and carpentry skills.
• Experience with general property operations, heating and A/C, plumbing, pool care, electrical, carpentry, appliance/equipment repair, and wallpaper/painting.

Additional Skills & Qualifications

• Ability to maintain a professional appearance and communicate effectively with residents.

Work Environment

Work in a dynamic environment at an 800-unit apartment complex in Bellport. The standard shift is Monday through Friday, from 8 am to 5 pm. Be prepared for on-call work and potential overtime, with additional compensation for emergency responses.

Job Type & Location

This is a Contract to Hire position based out of Bellport, New York.

Pay and Benefits

The pay range for this position is $20.00 - $25.00/hr.
